Buying while living abroad adds timing and documentation challenges. The most costly errors often involve assumptions about tax status or property records rather than the choice of apartment.

What matters

  1. Assuming citizenship automatically qualifies you for single-home tax brackets.
  2. Skipping the official purchase-tax calculator.
  3. Ignoring currency-conversion spread and bank charges.
  4. Failing to verify title, permits and registered rights.
  5. Assuming a claimed protected room is approved.
  6. Signing remotely without valid powers of attorney.
  7. Underbudgeting legal, inspection, insurance and management costs.
  8. Never visiting the block at different times.
  9. Taking projected rental yields or appreciation as guarantees.
  10. Lacking one coordinator for documents and deadlines.

For qualified single-residence buyers, the Israel Tax Authority lists a zero-tax first band through NIS 1,978,745 for the published January 2025 to January 2028 period. Eligibility is conditional and other property cases can face higher tax.

Buyers who are not Israeli residents for tax purposes generally pay the rates for an additional home: 8% up to NIS 6,055,070 and 10% above it, under a temporary order currently in force until the end of 2026. New immigrants may qualify for separate relief.
