The relocation decision should be based on your real routine, not a photo of a waterfront terrace. Consider the full cost and the neighborhood at different seasons.
What matters

- Do you depend on public transit?
- How much heat and humidity suits you?
- What insurance and weather risks apply?
- What are recurring building or HOA costs?
- Which health, education and community services matter to you?
- Will your work location change?
- How long is the real rush-hour trip?
- Who is nearby when you need support?
- Have you modeled tax residency properly?
- Could you rent before committing to buy?
New York State imposes a base additional 1% mansion tax on qualifying residential purchases of $1 million or more, with other applicable rules. One transaction tax alone does not settle the overall New York versus Florida cost comparison.
