  1. Do you depend on public transit?
  2. How much heat and humidity suits you?
  3. What insurance and weather risks apply?
  4. What are recurring building or HOA costs?
  5. Which health, education and community services matter to you?
  6. Will your work location change?
  7. How long is the real rush-hour trip?
  8. Who is nearby when you need support?
  9. Have you modeled tax residency properly?
  10. Could you rent before committing to buy?

New York State imposes a base additional 1% mansion tax on qualifying residential purchases of $1 million or more, with other applicable rules. One transaction tax alone does not settle the overall New York versus Florida cost comparison.
