1. Introduction and acceptance
1.1. These Terms of Use (the “Terms”) govern your access to and use of adarluxuryrealty.com and any related pages, products, and services (the “Site”).
1.2. By accessing or using the Site you agree to be bound by these Terms and our Privacy Policy. If you do not agree, you must not use the Site.
1.3. If there is any inconsistency between translations, the English version will prevail.
2. Who we are
2.1. “Company”, “we”, or “us” means Adar Luxury Realty LLC, a Florida limited liability company, USA.

3. Accounts and sign in
3.1. You may create an account or sign in using Google OAuth. When you sign in with Google we may receive your name, email, and profile image in order to create or identify your account.
3.2. You are responsible for maintaining the confidentiality of your account and for all activities that occur under it. Notify us immediately of any unauthorized use.
3.3. We may suspend or terminate access if we believe your account is being misused or these Terms are breached.
4. Eligibility and permitted use
4.1. You must be at least 18 years old and have legal capacity to enter into these Terms.
4.2. You agree to use the Site only for lawful purposes and in accordance with these Terms and applicable law.
4.3. You must not: a) upload unlawful, defamatory, fraudulent, or infringing content, b) interfere with security or attempt to access accounts without permission, c) scrape, harvest, or crawl the Site except as permitted by our robots settings, d) misrepresent identity or affiliation, e) use the Site to send unsolicited communications.
5. Listings and user content
5.1. You are responsible for the Listings and content you submit. You represent and warrant that you have all rights needed to publish them, that they are accurate and lawful, and that they do not infringe third party rights.
5.2. You grant us a worldwide, non exclusive, royalty free, transferable license to host, store, reproduce, distribute, and display your Listings and content for operating, improving, and promoting the Site and related services.
5.3. Floor areas, plans, maps, images, prices, and availability may be approximate and subject to change. You should verify information independently before relying on it.
5.4. We may edit, refuse, or remove Listings or content at our discretion, including to comply with law or these Terms.
6. Role of ADAR Luxury Realty
6.1. Unless expressly agreed in a separate written agreement, we are not a party to transactions between users and do not act as a fiduciary, escrow agent, or legal adviser.
6.2. Nothing on the Site is legal, tax, or financial advice. You should seek your own professional advice.
7. Fees and paid services
7.1. Certain services such as featured Listings or promotional placements may be subject to fees. We will disclose applicable prices and terms at the point of purchase. Taxes may apply.
7.2. Payments are processed by third party providers. By submitting a payment you agree to their terms. Except where the law provides otherwise, fees are non refundable once the service has started.
8. Intellectual property
8.1. The Site and its content, including trademarks, text, graphics, photos, code, and design elements, are owned by us or our licensors and are protected by law.
8.2. Except as expressly permitted, you must not copy, modify, distribute, or create derivative works from the Site or its content.
9. Third party services and links
9.1. The Site may include integrations and links to third party sites and services such as Google. We do not control and are not responsible for third party content, terms, or policies.
10. Privacy
10.1. Your use of the Site is subject to our Privacy Policy available at https://adarluxuryrealty.com/privacy.
11. Disclaimers
11.1. The Site is provided on an “as is” and “as available” basis. To the maximum extent permitted by law we disclaim all warranties, whether express or implied, including warranties of accuracy, fitness for a particular purpose, and non infringement.
11.2. We do not guarantee that Listings will result in inquiries or transactions, that the Site will be uninterrupted or error free, or that defects will be corrected.
12. Limitation of liability
12.1. To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for loss of profits, revenue, data, or goodwill.
12.2. Our total liability for any claim arising out of or relating to the Site will not exceed the greater of 100 USD or the amounts you paid to us for the service giving rise to the claim during the 12 months before the event.
13. Indemnification
13.1. You agree to indemnify and hold harmless the Company and its officers, employees, and agents from any claims, damages, liabilities, costs, and expenses arising out of or related to your Listings, your use of the Site, or your breach of these Terms.
14. Takedown and complaints
14.1. If you believe material on the Site infringes your rights, contact us with sufficient detail to locate the material and to show your rights in it. We will review and respond as required by law.
15. Termination and suspension
15.1. We may suspend or terminate access to the Site at any time with or without notice if we reasonably believe you violated these Terms or applicable law.
15.2. You may stop using the Site at any time. Provisions that by their nature should survive termination will survive, including Sections 8 to 17.
16. Changes to the Site and to these Terms
16.1. We may change, suspend, or discontinue any part of the Site.
16.2. We may update these Terms from time to time. Changes take effect upon posting the updated Terms on the Site. The effective date above shows the latest update.
17. Governing law and jurisdiction
17.1. These Terms are governed by the laws of the State of Florida, United States, without regard to conflict of law rules.
17.2. Exclusive jurisdiction and venue will lie in the state and federal courts located in Broward County, Florida.
18. Miscellaneous
18.1. Assignment. You may not assign or transfer your rights under these Terms without our prior written consent. We may assign our rights and obligations in connection with a merger, acquisition, or sale of assets.
18.2. Severability. If any provision is found unenforceable, that provision will be modified to the minimum extent necessary and the remaining provisions will remain in full force.
18.3. Entire agreement. These Terms together with the Privacy Policy are the entire agreement between you and us regarding the Site and supersede any prior understandings.
18.4. No waiver. Our failure to enforce any provision will not constitute a waiver.
19. Prices and currency
19.1. Prices on the Site may be shown in US dollars for convenience, including for properties outside the United States.
19.2. Prices shown in US dollars are converted from the local currency and are updated from time to time according to the exchange rate. They are approximate and for reference only.
19.3. The final price of any property is set by the seller, in the local currency of the country where the property is located. Property details and availability may change without notice and are subject to confirmation by the seller.
20. Professional services by independent partners
20.1. In Israel and in the United States, we may coordinate legal, engineering and inspection, interior design and real estate brokerage services through independent, licensed professionals and business partners.
20.2. Each such service is provided directly by the partner, under its own license and its own agreement with the client. The partner is responsible for the service it provides. We do not provide legal, tax or engineering advice ourselves.
20.3. Properties and projects shown on the Site may be marketed in cooperation with licensed real estate brokers and developers. Where this is the case, the transaction is handled by the licensed broker or the developer.
